HomeWatch- Why us?

We offer both a home watch service and a variety of personal concierge services as listed on this site. This company is managed and operated by ex law enforcement for reliability of Home-watch services that we offer to “keep an eye” on your residence. We also offer transportation to and from airports from your home with our sister company Admiral Transportation Services LLC based in Naples Tel 239.662.0408. We offer you peace of mind knowing we are here offering HomeWatch services while you are away from that unoccupied home or property.

What is included in our HomeWatch Service?

We offer 3 plans, a basic daily inspection plan, the Premium Standard weekly plan and the “Advanced” Gold Plan. Please see the details on the Inspection plan(s) & pricing page. To sign up for a plan it is simple, call us or email us with a request and we will contact you, or call us.

  • We do daily inspections as per agreement or on your schedule.
  • We do bi weekly inspections using a 30 point checklist where applicable for interior and exterior of homes and if we find anything amiss, storm damage, clean up, foul play, etc we will coordinate with law enforcement and reputable vendors or vendors/service providers, we will coordinate with them to fix the problem(s).
  • We do the “advanced” Gold plan with 4 inspection checks per month.
  • We report to you via email report and using photographic reports.
  • We monitor inclement weather reports and proactively attend to check for anything around homes that could cause damage prior to a storm arriving. We use a pre hurricane point checklist anytime a hurricane watch is issued for the area.
  • We can attend and offer access upon your instructions to authorized third parties
  • We can discuss specific services you may need upon request, ask us what you need.
  • We do provide pre and post hurricane services, we will secure anything loose pre arrival of a storm and either we or a reputable contractor will preform clean up post hurricane.
  • Post hurricane we will arrange for any designated approved service provider/contractor to attend and we will supervise such visits while things are in progress by the service provider/contractor.

Why do I need a HomeWatch Service?

An empty home can really be a disaster unless checked periodically by a professional to check for any problems, damage, unauthorized entry, leaks, vandalism and of course pre and post storm inspection to check the integrity of the home. By allowing us to check things you mitigate these risks, and you can also relax knowing the status of your home while you are away.

How often do I need someone to inspect my home?

It is difficult to determine exactly how often someone should have their home inspected. If an issue arises, it is always best if it can be identified before it becomes a large/worse problem. For safety reasons, once a week would be best. However, many clients feel every two weeks is sufficient. We believe that less frequent inspections do not provide the level of security needed to ensure that our clients’ homes are properly taken care of while they are away.

We service, Naples, Marco island and Bonita Springs/Estero areas.

How do you communicate with us?

Our inspection reports are sent to our clients via email. If email is not an option, then we can either place a call or mail the inspection report. We find that mailing reports is counterproductive, since the lag time between inspections and the delivery of the report is too great. If there are any immediate problems that need to be discussed, we will always place a phone call from the home, as well as provide a report via email.

What plans do you offer?

We have 3 different plans ( plan details below)

  • The Base Daily Inspection plan. $ 50 per visit ( at your request or schedule)
  • The Premium Standard weekly plan Inspection: $ 110 Monthly
  • The Advanced Gold Plan Inspection: $200 Monthly.
Can you provide me with your fee schedule?

We only provide a quote after assessment of your property. All assessments are free.It is almost impossible to provide a quote over the phone without first seeing the property. Without seeing the size and nature of the home, it is difficult to determine which services would best serve our clients’ needs. Basic properties, such as a condo, start as low as $50 per visit. Depending on the complexity of the property, prices increase from there. Details of our fees will be discussed after examining the home and discovering what specific needs may exist. We have put a fee schedule below but a final price will only ever be provided after our assessment of your residence and grounds.

How do I pay for your services?

All services provided by this company are required paid in advance at a minimum of of one month in advance of receiving any HomeWatch services. We accept major credit cards and paypal and you will receive paid receipts or invoices as applicable online.

Do I have to pay for your services when I am using the property?

No. We only charge you when we do an inspection. There are no weekly or monthly fees charged for our services when you are home.

Home Watch Inspection Plan(s) and pricing information

$50 per visit

The Base Inspection plan:

  • Any required reports or photographic reports
  • Check security of the property, broken windows, breaches of security etc
  • Check specifics as requested by you for the property
  • Check mail and provide alert to you for any important mail.
  • Check for leaks external and internal
  • Inspect for rodents
  • Check and re set if necessary for temperature and humidity
  • Run any equipment as requested, flush toilets, run faucets etc
  • Shut off the main water valve after each visit
  • Check electrical panels for any tripped breaker
  • The exterior check of your home, pool or spa. We walk the entire exterior of your property
  • Perform visual inspection of pool and spa looking for excessive dirt, discoloration, water level
  • Visual walk through the property including the lanai and garage
  • Listen for any unusual noise coming from pool equipment and look for any leaks
$110 Monthly

The Premium Standard Weekly Inspection Plan:

The fee: $110 Monthly

Inspections: 2 Per month, ideally bi weekly.

Response time: As scheduled unless or pre or post storm same day inspections

Scheduling: You choose or we schedule twice

Plan includes:

  • Plan includes: Any required reports or photographic reports
  • Plan includes all in the basic package
  • Pre + post storm same day inspection if necessary
  • Coordination with all service providers/contractors and attendance if requested while they are in your property ( extra hourly fee applies see note below.
  • Cleaning crew: we can if it is requested bring in our cleaning crew when you leave or before you return, see note below for this service fee, it is not included in the premium weekly plan fee.
  • We offer transportation to and from airports to your home with our sister company Admiral Crest Transportation Services LLC based in Naples and offer a 5% discount on all travel using that company if using the Premium weekly inspection plan.
  • We offer Hurricane preparation and inspection services anytime a tropical or hurricane watch is issued for this area. Includes securing any loose objects, inspection of the peso Perth for security etc. This plan offers priority attention for anyone client signed on this plan for this service.
  • We offer post storm service in this plan. We will inspect your home and property for any damage and coordinate with any of your selected vendors/service providers for repairs and to mitigate any damage from the storm as required.
$200 Monthly

The Advanced Gold Inspection plan:

The fee: $200 Monthly

Inspections: 4 Per month, ideally 1 per week.

Response time: “scheduled” unless or post storm same day inspections

Scheduling: You choose or we schedule

Plan includes:

  • Plan includes: Any required reports or photographic reports
  • Includes all services on the basic plan and the premium weekly inspection plan.
  • Includes 4 inspections/visits per month as scheduled or date requested.

Service provider/contractor waiting fee:

Please note we charge a $50 per hour fee if we attend and wait for any service provider/contractor while they work at your property.

Cleaning attendance Fee

We charge $50 per hour attendance fee while they clean and we supervise.
